How these numbers work
The construction contract sum (£118,000) is the baseline. A 10% contingency (£11,800) is held separately by Myrmex and released only by PM instruction on confirmed discovery or approved variation — it is not included in the contract sum above. FF&E (£109,000) is procured and managed by Myrmex on your behalf. All sourcing, ordering, delivery coordination, and installation is handled without client involvement beyond approving selections.

FF&E allowances are budgets, not fixed costs. Myrmex presents options within each allowance for client approval. If a selection exceeds the allowance, a variation is issued before ordering proceeds. Nothing is ordered without client approval of the selection.
